On the island of Skiathos, the same island complex that carries the name "Mamma Mia!" through the 2008 film, there is a villa that can quietly stake a claim as the best holiday of 2026. It is not over-grand, nor over-minimalist - it is one of those rare places where architecture makes room for silence without going empty.
The location speaks for itself. Skiathos is known for its pine forests and beaches with crystal-clear water. The villa sits on Ligaries beach, in the middle of an old olive grove, surrounded by protected nature reserves, with a direct view of the Aegean. The architecture is the work of studio 3H Architects - the same studio whose projects regularly turn up in Greek and Mediterranean year-end lists for holiday-home design.
An infinity pool flowing into the sea
The infinity pool is positioned so that its edge breaks nothing - blue goes into blue, and the horizon becomes illogical. It is not decoration. It is an elegant answer to terrain that slopes downward, as is the case here. When the functional and the beautiful are the same thing, the project is in order.

Seven outdoor zones
The architects thought carefully about both the outdoor and the indoor spaces. There are several separate outdoor zones: for open-air dining, for sunbathing, and a lounge with comfortable seating, set tables and hanging hammocks - ideal for long conversations, evening gatherings, or plain afternoon pauses with no agenda.
The summer dining space is the centre of life. People eat there, work there, play family games. Under a lit pergola, with solid furniture, set right next to the kitchen - short distance for service, long distance from the stress of an enclosed room.
A lounge with a fireplace and a piano
Lounges with fireplaces do not go out of fashion. This one is split into two zones - the first with raw grey minimalism and large seats, the second with a reading nook beside the piano, with leaf-fibre armchairs and a wooden coffee table that ties the indoor world to the outdoor one. Huge windows let the light flow through the space without interruption. There is a projector on the ceiling - the lounge turns into a home cinema in five minutes.

A white minimalist kitchen with an island
The kitchen is an example of minimalism that is not severe. White surfaces, a high ceiling, function and quiet at the same time. Sliding glass partitions open up the outdoor zones - when they are open, kitchen and patio become one space. The island serves both for cooking and for eating - on high bar stools. The layout is clear: cooking is separate from dining, while both stay on the same line of sight as the outdoor dining area.
The lighting is thought through - natural light through the big windows, plus black pendant lamps over the sink, extra black pendants over the island, and perimeter lighting in the ceiling of the pantry-cupboard.

Four bedrooms with garden access
The villa is on two levels. The upper one carries the public rooms, the pool, the outdoor zones. The lower - the private rooms. The entry to the bedrooms goes via outdoor stairs, built into the structure and barely visible. The four bedrooms have their own bathrooms and walk-in wardrobes - the minimalist style continues uninterrupted.
The headboard is wooden, slatted. The tones are neutral, in line with the surroundings. There is also a bedroom for eight - wooden slats on the wall behind the bed, perimeter lighting on the ceiling, pendant lamps on either side of the bed. The bed as the focus, light as decoration.

Terraces for every bedroom
All the bedrooms have their own small terraces - corners for reading, coffee, or watching the landscape. With an armchair and a small table - they need nothing more. The terraces carry slatted partitions that scatter the natural light, keep privacy, and give a sense of safety without pretension.
Bathrooms with floor-level showers
The bathrooms are minimalist, but not bare. The materials and elements create an ambience of calm. Contemporary floor-level showers are built in without steps. The chrome fittings come from the Diametro35 collection by Ritmonio - a classic elegant detail that adds depth to the space without being aggressive.

This is an example of how a private villa on a Greek island can be what you might call an "investment in peace and quiet," rather than an "investment in Instagram."
